Skagit County: More Homes Coming to Market, Slightly Fewer Closing
There were 264 new listings in July 2026, compared with 252 in July 2025.
That's an increase of approximately 4.8% year over year.
Buyers therefore saw slightly more new properties enter the market this July.
More importantly, total available inventory has grown substantially.
Skagit County had 562 active listings in July 2026 compared with 455 in July 2025 — an increase of 23.5%.
That's a meaningful shift.
What About Sold Homes?
Closed sales moved slightly in the opposite direction:
July 2026: 148 closed sales
July 2025: 154 closed sales
That's a 3.9% decrease in closed sales year over year.
But I wouldn't look at that number by itself.
Pending sales actually increased from 152 in July 2025 to 174 in July 2026, a 14.5% increase.
That tells us there were considerably more properties under contract during July even though fewer transactions had officially closed by month's end.
What Does This Mean for Skagit County?
For buyers, increased inventory can mean more selection and more time to compare properties than during an extremely inventory-constrained market.
For sellers, it means competition matters.
When buyers have more homes to choose from, the details become increasingly important:
Is the home priced correctly? Is it presented well? Does the condition support the asking price? And how does it compare with the other homes a buyer can purchase for the same money?
Those conversations matter in today's market.
Skagit County finished July with 3.80 months of inventory. The median sales price was $600,000, compared with $629,500 in July 2025, a year-over-year decrease of approximately 4.7%.
